A practical checklist for sectors, utilities, and lease terms before you sign.

Islamabad’s rental market moves fast—especially in F and G sectors, DHA, and Bahria. Comparing listings by rent alone often hides costs that show up after you move in. Use this checklist to shortlist homes that fit your budget and lifestyle.

Start with sector and commute

Map your daily routes to office, school, and markets. A lower rent in a distant sector can cost more in fuel and time. Check Metro Bus or ride-hailing access if you do not drive.

Visit at peak hours if possible. Noise from Blue Area, Expressway, or nearby construction can change how a quiet afternoon viewing feels.

Utilities and building charges

Ask what is included: electricity (and backup), gas, water, internet, and society or building maintenance. In apartments, confirm generator or UPS coverage and who pays the fuel surcharge.

For houses, clarify who pays for lawn care, security guards, and minor repairs. Get the last three months of utility averages in writing when you can.

Lease terms that matter

Confirm security deposit (often 1–2 months), advance rent, notice period, and whether rent increases yearly. Note painting, appliance, and furniture clauses before handover photos are taken.
